Dubai offers investors something few global property markets can match: rapid population growth, international demand and a highly active real estate market.
Dubai's population reached approximately 4.58 million at the end of 2025, following 7.5% growth in just one year. The emirate's economy also grew by 5.4% during 2025, while international visitors reached 19.6 million.
The scale of future growth is equally significant. Dubai's 2040 Urban Master Plan forecasts the resident population reaching 5.8 million by 2040, alongside major investment in infrastructure, transport, communities and public spaces.
The property market itself continues to demonstrate significant depth. In 2025, Dubai recorded more than AED 917 billion in real estate transactions, with real estate investment exceeding AED 680 billion across 258,600 deals.
Rental demand remains strong too, with 1.38 million registered tenancy contracts worth AED 126.4 billion in 2025, while the number of projects under construction increased by 25% to 937.
